WHAT IS A HOME INSPECTION?
A home inspection is a visual examination of the physical structure and major systems of a house. Our inspections are performed according to the BC Scope of Inspection and Code of Ethics of Home Inspectors Association BC (www.hiabc.ca) and Consumer Protection BC.
WHY DO I NEED AN INSPECTION?
When buying a home you will want to minimize unpleasant surprises and unexpected difficulties, you’ll want to learn as much as you can about the home before you buy it. A home inspection may identify the need for major repairs as well as the need for maintenance to keep it in good shape. After the inspection, you will know more about the home, which will allow you to make decisions with confidence.
If you already are a homeowner, a home inspection can identify problems and suggest preventive measures that might help you avoid costly future repairs.
If you are planning to sell your home, a home inspection can give you the opportunity to make repairs that will put the house in better selling condition and minimize the need for negotiations once a buyer makes an offer subject to their own inspection.
WHAT DO YOU LOOK AT?
We inspect the major systems of the house. These include the Roof, Exterior, Structure, Electrical, Heating, Cooling, Plumbing, Insulation, and Interior. Our goal is to identify any existing major problems that would affect a typical buyer's decision to purchase.
HOW LONG DOES A HOME INSPECTION TAKE?
A typical professional home inspection should take 2.5 to 3 hours to complete. This can vary, given the current condition and size of the home, the accessibility of mechanical systems, and so on. As a courtesy to sellers, we recommend that they be informed of the time frame in a pre-purchase home inspection situation.
DO I GET A WRITTEN REPORT? WHEN?
You do receive a written report. The report includes a summary of the condition of the home and details on all the major systems of the home. It is prepared electronically and emailed within 24 hours of the inspection.
CAN A HOME ‘PASS’ OR ‘FAIL’ AN INSPECTION?
No. Our goal is to report on the condition of the house, indicating potential repairs and expenses. Ultimately, it is your decision as to whether or not you buy the house. The home inspection is very important but it is only one piece of the puzzle. Only you know all of the factors at play.

HOW FAR AHEAD DO WE NEED TO BOOK?
We can usually accommodate clients within a day or two, although there are times when we're booking three or four days in advance. It is always best to give us as much notice as possible.
